FCRA Disclosure & Authorization

1. Fair Credit Reporting Act Disclosure

Under the FCRA (15 U.S.C. § 1681 et seq.), you have the right to know that TenantWallet may obtain a consumer report and investigative consumer report about you for residential tenant screening purposes.

2. What This Means

We may collect: Credit Report (score, payment history, debts, accounts), Eviction Records, Criminal Background (7-year lookback), Income Verification.

3. Your Rights Under the FCRA

  • Written consent required before any report is obtained.
  • Right to know if report used against you.
  • Right to dispute incomplete or inaccurate info within 30 days.
  • Right to a free copy of your report.
  • Consent is standalone — not buried in other terms.

4. Authorization

By checking the consent box during onboarding, you authorize TenantWallet to obtain consumer and investigative reports, acknowledge receipt of this disclosure, and understand authorization remains in effect until revoked in writing.

5. CFPB Rights

The CFPB provides info about FCRA rights at consumerfinance.gov/learnmore. You have the right to know what's in your file, dispute inaccurate info, obtain your credit score, and place a security freeze.

6. Colorado PTSR Notice

Under Colorado HB 23-1099, landlords who receive a qualifying portable tenant screening report may not charge additional application fees. Your TenantWallet Report qualifies as a PTSR when prepared by a consumer reporting agency at your direction, contains info per § 38-12-903 C.R.S., and is no more than 30 days old.

7. Dispute Process

Email disputes@tenantwallet.com within 30 days. Include name, email, and disputed info. We forward to the reporting agency. Agency has 30 days to investigate. Corrections are free.
